Whispering Pines Cabin Policies and General Rental Agreement
No parties or events are allowed without written permission from the Owner.
No fires of any kind during Grimes County burn ban (currently active as of July 2022). You can check the status of the burn ban at the Grimes County, TX website.
Smoking is not allowed anywhere on the property.
No illegal substances are allowed on the property.
Hunting, fishing, disturbing or feeding wildlife is not allowed on the property. You may feed the fish in the pond, but only with the fish food provided.
Firearms or other weapons may not be used/discharged on the property without written permission and direct supervision from the Owner.
Dangerous or harmful behavior that presents an imminent danger of physical harm to self or others on the property is prohibited.
You may not remove any item from the property that belongs to the Owner. Exceptions to this includes any naturally occurring items such as pinecones, feathers, flowers, sticks/branches.
Please be respectful of the Owner's section of the property. You are welcome to walk to and from the back field, but for your safety, please maintain a distance of at least 10 feet from any structure, automobile, piece of farm equipment/attachment, electrical stations, water pumps, tools, etc. found in the Owner's section.
Please refrain from excessive noise and/or loud music on the property. Quiet time is from 11:00pm - 7am daily.
Parking is allowed only in the two designated spots directly in front of the cabin. If you need additional parking, please contact the Owner for arrangements.
Guests are prohibited from engaging in nefarious or inappropriate Wifi/Internet usage including crypto-mining, hacking, illegal downloads, and any other unlawful activities and must comply with all State and Federal laws.
No unregistered guests/visitors may enter the property during your stay. If you wish to have visitors, please contact the Owner for arrangements.
Guests and their pets are prohibited from entering the pond or creek area.
Guests agree to not leave trash or debris of any kind anywhere on the property.
Guest agrees that the owner may enter the cabin during the rental period to make emergency repairs and/or resolve critical issues. Owner agrees to attempt to notify the Guest by phone in advance of entry.
Cabin
The cabin uses a Smart Lock and 4-digit PIN to lock/unlock the front door. In the unlikely event this system fails, manual keys are available through a manual lockbox. Lost/damaged keys will incur a $50 replacement fee.
The maximum overnight occupancy of the cabin is 4 people.
The property has an electronic security gate at the front entrance that requires a code to enter and exit the property. An 4-digit access code and remote will be provided during your stay. In the unlikely event the electronic gate system fails, manual keys are available through a manual lockbox. Lost/damaged remotes and/or keys will incur a $50 replacement fee.
Guests should not use the wall heaters (in bathroom and hallway) at any time.
Guests should not access/disturb the HVAC system, water heater, electrical panel or internet devices, cables, routers or any locked storage located in the cabin.
Pets
You may bring up to 2 dogs (no cats) under 30 lbs during your visit. Dogs over 30 lbs will be considered, but require written permission from the Owner.
Our insurance excludes the following breeds from entering the property: Pit Bulls (or any variation of Bull Terriers, Staffordshire Bull Terriers, American Bull Terriers and American Staffordshire Terriers, or any combination of these breeds), Doberman Pinscher, Rottweiler and Chow Chow.
Dogs with any prior incident of biting another person or animal or dogs with any prior incident of attacking or setting upon any person or animal with violent force are not allowed.
Your dogs should be well-behaved and well-socialized with people and other dogs. We have 2 small dogs of our own and there are other (friendly) dogs that roam the neighborhood and will likely visit during your stay.
Guests agree to be responsible for the entire amount of any and all damages caused by your pets as well as the entire amount of any injury to individuals, other pets or property.
General Rental Terms/Conditions
The policies contained within this rental agreement include all additional policies described in the online booking site in the listing terms.
Acceptance of booking constitutes the acceptance of the terms/conditions herein and forms a binding agreement between Guests and Owner/Host, HCCTX Rentals and Management, LLC.
Violation of any rules/policy herein may result in immediate termination of this agreement, eviction from the property and/or forfeiture of the security deposit.
This rental agreement is for the furnished residential cabin listed in the booking portal described in the listing and no other part of the property generally located County Road 344, Navasota, TX 77868.
The laws of the state of Texas shall govern the terms/policies of the rental. Owner and Guests irrevocably consent to the exclusive personal jurisdiction of the federal and state courts located in Texas, as applicable, for any matter arising out of or relating to the rental.
Guests agree to occupy the property only for the duration of the reservation. This agreement does not constitute tenancy of any kind. Guests that do not exit the premises after the reservation period are subject to additional fees of $200/day and removal from the property by law enforcement.
Guests agree to indemnify and hold harmless the Owner and Agent for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guests use and occupancy of the rental property including but not limited to any claim or liability for personal injury or damage or theft of property which is made, incurred or sustained by Guests.
